Founding & origin

  • Ocean Bay Park developed as a small bungalow-lot community in the 1920s–30s. As late as 1937 there were only ~20 houses and no commercial businesses; building plots sold for about $600, and a “vegetable boat” landed fresh produce, ice, and groceries three times a week. (Flynn’s “About”; Fire Island News, Jul 22 2023.)
  • The founding commercial fact is Flynn’s. In 1937, John A. Flynn bought the restaurant — then called “The Casino” — for $5,000 from the Brooklyn Daily Eagle, which had given up trying to sell the surrounding land as a retirement village for NYC police and firemen. Flynn opened it with his wife Katherine. (Flynn’s “About”; Fire Island News.)
    • The 1938 Great Hurricane destroyed hundreds of FI homes but spared The Casino. Believing the island’s business was ruined, Flynn temporarily decamped — first renting the Oak Beach Inn (O.B.I.) on the Jones Beach causeway, then (after WWII gas rationing killed car access) Maguire’s Restaurant in Ocean Beach, 1939–1949.
    • With the lease up in 1949, the Flynns returned to Ocean Bay Park and rebuilt. Five sons — Edward, John, Frank, James, William — built the complex up over the following decades.
  • The Coast Guard reuse (a genuine federal-history thread): Flynn’s Hotel’s main building was the former Point O’Woods Coast Guard (Life-Saving) Station, dating to the 1880s, which the Coast Guard put up for sale in 1949 and Flynn bought for $500. Flynn acquired three decommissioned Coast Guard stations in total; one became the 60-room Fire Island Hotel, run by Katherine Flynn. (Flynn’s “About.”)
    • UNVERIFIED social-media claim (flag): a 2021 Facebook comment claims “my grandfather owned Flynn’s until the hurricane of 1938 … his name was Joseph Bernard Ford.” This contradicts the documented 1937 Flynn purchase-from-the-Brooklyn-Daily-Eagle chain and is uncorroborated — treat as family lore, not fact.

Governance

  • Unincorporated hamlet in the Town of Brookhaven, Suffolk County — distinct from Islip-governed Ocean Beach/Seaview/Corneille to the west. (Wikipedia; Brookhaven hamlet roster.) Building/zoning falls under Brookhaven Town Code + the FINS/NPS overlay.
  • Community institutions: the Ocean Bay Park Association and the Ocean Bay Park Fire Department (both maintain their own web presence; the OBP FD is the hamlet’s emergency anchor). No village charter, mayor, or court of its own.
  • Year-round service operators (NPS 2022 driving permits, NPS DRIVING PERMITS 2022): Sam Wood Inc. (Samuel Wood — builder + sanitation, permits #424/#425 and #510–512; drivers incl. Sarah Lessard, Edwin Bautista Guayllazaca, Lorenzo Giangrieco), WACO Contracting (Peter Waide, #416), James Ragusa (construction debris, drivers Cassandra Ragusa + Joe Sileo). These are the hamlet’s load-bearing year-round trades.

Deep history

  • MLK’s overnight (Sept 2–3, 1967): after the rally in neighboring Seaview, the SCLC fundraiser cocktail party was held at the Ocean Bay Park home of Mr. and Mrs. Hyman Abbott, raising ~$4,000. Dr. King spent the night at the Abbott home in Ocean Bay Park, and 13-year-old Michael Abbott breakfasted with him the next morning. (Fire Island News; see Research for the full account.) — Ocean Bay Park is thus where King slept on Fire Island, even though the rally itself was in Seaview.
  • The social-change streak: Wikipedia’s OBP article frames the community as having “a history of being on the forefront of social change,” citing the 1967 King fundraiser hosted by the Abbotts.
  • Flynn’s as the institutional spine: family-owned continuously since 1937, Flynn’s (restaurant + bar + 50-boat marina, 1 Cayuga St) is the social and commercial heart of OBP and one of Fire Island’s oldest continuously operating businesses. The Schooner Inn is the other full-service nightlife/restaurant anchor.

Key people & families

  • The Flynn family — VERIFIED. John A. Flynn (founder 1937) + Katherine Flynn (bookkeeper/cook/manager, ran the Fire Island Hotel); five sons Edward, John, Frank, James, William. Frank Flynn is the quoted family memoirist (“My father never had a partner, but my mother was always right beside him”).
  • Hyman Abbott & Michael Abbott — VERIFIED. Hosted Dr. King overnight, Sept 1967 (home in OBP). (Shared with Research.)
  • Samuel Wood / Sam Wood Inc. — VERIFIED via NPS FOIA permits. Year-round builder + sanitation operator; the hamlet’s dominant trades contractor (NPS DRIVING PERMITS 2022).
  • Peter Waide (WACO), James Ragusa — VERIFIED via NPS permits. Year-round OBP contractors.
  • “Joseph Bernard Ford” — UNVERIFIED. Facebook-claimed pre-1938 Flynn’s owner; contradicts the documented record (see Founding).
  • Cross-ref: unlike Seaview/Ocean Beach, OBP has no founding-family real-estate dynasty in INDEX — its identity is carried by one restaurant family (Flynn) and its year-round tradespeople rather than a developer.

NARA records

Full-text ("Ocean Bay Park Fire Island", TOTAL≈87,000) returns only island-level FINS records; no OBP-specific catalog record exists. Hooks:

  • naId 183510570 (Story of Fire Island), 183510571 (Proposed FINS 1963), 183510573 (Supplementary Report on Proposed FINS) — CRM Records / NPS / Restricted – Possibly.
  • naId 40304849 — Fire Island National Seashore: A Proposal · General Correspondence · NPS · Unrestricted.
  • naId 133832261 — 1940 Census, NY, Suffolk Co., ED 52-139 · RG 29 · Unrestricted (OBP year-round residents, 1940).
  • The strongest OBP-specific federal thread is physical, not catalogued: Flynn’s Hotel is the reused Point O’Woods Coast Guard / Life-Saving Station (1880s). The matching NARA series is RG 26, “Logs of Lifesaving Stations, 1873–1941” at the National Archives at Philadelphia — the corpus already identified Fire Island station-log file units naId 182770197 / 182770196 / 182770192 / 182770188 / 182770182 (NARA RECORDS). A pre-1900 Point O’Woods / Fire Island station log would document the building Flynn later bought for $500. This is the real pullable record for OBP’s deep history.
  • Method note: API v2, x-api-key + browser UA, naId from _source.record.naId. A "Point O Woods Coast Guard Station" full-text query returns lighthouse-NRHP collision noise (Michigan/Wisconsin/Maryland light stations) — confirming the station-log route via NARA Philadelphia (by RG/series, not full-text) is the correct path.

Money & real estate

  • Flynn’s “About” gives the clearest OBP land-value arc on record: a 1937 building plot = ~$600; “the same size area today is worth about $250,000” (undated “today,” likely 1990s–2000s page copy — treat as illustrative, not current). Current OBP homes sit inside the FI envelope (~$1.4M+ median, Property Value Data 2026), with a housing stock skewed toward group/share houses + family homes rather than high-end oceanfront trophy builds.
  • Buyers/renters: historically the island’s college-age + recent-graduate group-share market (the “party community”), now shifting toward families and older long-term homeowners (Wikipedia). Lower per-home ceiling than Seaview; the value is in the social scene (Flynn’s marina, nightlife) rather than architecture or lot size.

Culture & character (barefoot vs Mercedes read)

  • The most emphatically barefoot of the four central communities. OBP is the historic FI party hamlet — group houses, a college-grad summer crowd, Flynn’s and the Schooner Inn as the nightlife engine, a 50-boat transient marina that makes it a destination for day-boaters off the bay. “Laid-back beachgoers” is the stock description.
  • The generational maturation read is real and documented: the group-share demographic has been giving way to families and retiring long-term owners — the same barefoot-to-settled drift seen islandwide, but OBP started further toward barefoot than Seaview or Ocean Beach ever did. There is essentially no Mercedes layer here beyond the ambient FI real-estate floor; its prestige is social (Flynn’s since 1937, the night King slept here), not architectural.

Four-layer notes (time / water / earth / sky)

  • Time: ~20 houses in 1937 → Flynn’s founding → 1938 hurricane → 1949 Coast Guard-station reuse → 1967 MLK overnight → party-era → family maturation. The hamlet’s history is largely Flynn’s history.
  • Water: the most water-social of the four — a 50-boat marina, bay-destination nightlife, the 1939 cooperative dock-sharing with Point O’Woods after their dock was storm-wrecked. The 2022 LIPA 4kV feeder from Ocean Beach also terminates here (Ocean Beach Water Tower Deep History).
  • Earth: small bungalow lots in Brookhaven jurisdiction; the only central community east of the Islip/Brookhaven line (which actually cuts through neighboring Seaview). Modest platting, group-house density.
  • Sky: no tower or spire; the reused 1880s Coast Guard-station roofline (Flynn’s Hotel) is its oldest built-sky element — a lifesaving-service building repurposed as a hotel, carrying the federal maritime layer into private hands.
